TC files (One Side and Both Sides) are billed when the transaction funds, except where the agent is at fault, as the Service Agreement states. If the deal does not close through no fault of the agent, no coordination fee is owed. Upfront services are non-refundable once work begins. Memberships are non-refundable once charged, as set out in the Service Agreement. Membership exclusivity: files Aari prepares pre-contract at your direction (offer prep, listing prep, MLS setup, or pre-execution coordination) stay with Aari for transaction coordination through close.
