TC files (One Side, Both Sides) are billed only at close. If the deal doesn’t close through no fault of the agent, no coordination fee is owed. Listing Coordinator, standalone services, and memberships are paid upfront and non-refundable once work commences. Membership exclusivity: if Aari performs pre-contract work on a file at your direction (offer prep, listing prep, MLS setup, or pre-execution coordination), that file is exclusive to Aari for transaction coordination through close. Walk-in offers, lot deals, brokerage-mandated handling, and confidentiality cases are exempt. Full definitions in the Service Agreement and Terms of Service. Prices subject to change. What does it cost?
Here's what you pay. $399 for one side. $599 for both. Standalone work starts at $69. The pricing on this page is the whole pricing. We don't sneak in admin fees, review fees, or any of the line items brokerages quietly tack on at the closing table.
When do I pay?
Depends on what you're paying for. Coordination fees come out at closing, on the DA, after the deal funds. Standalone services and memberships are paid upfront before we start the work. You never get an invoice from us before you submit. Ever.
How does Pay at Closing actually work?

TC files (One Side, Both Sides, Listing Coordinator at-closing variants) are billed only when the transaction funds. Three things are required to make this billing model work:

  1. A signed Commission Disbursement Authorization (CDA) is delivered to the title or settlement agent BEFORE the file opens, directing payment of Aari's fee from settlement proceeds. Without a valid CDA on file, Aari may decline to commence services.
  2. The title or settlement agent must honor the CDA. Aari is not responsible if a title company refuses to disburse the fee at closing — if that happens, the fee remains owed and Aari may invoice the agent directly.
  3. "No close, no fee" applies only if the transaction does not close through no fault of the agent. "Fault" includes loss of license, willful misconduct, fraud, unilateral termination of representation without cause, or failure to provide requested file information within 48 hours. If the closing is prevented by agent fault, the fee is earned in full.

A $25 late payment fee applies to any TC fee not received by the due date (closing date or invoice date, whichever applies). Full terms in the Service Agreement.

What if my deal doesn't close?
If a transaction does not close through no fault of yours, the TC coordination fee is waived. Standalone work you paid upfront (Offer Prep, Listing Docs, MLS Setup) stays paid because the work has already been performed. "Fault" includes loss of license, willful misconduct, fraud, unilateral termination of representation without cause, and failure to provide requested file information within 48 hours. How fast do you start working?
Aari aims to acknowledge new file submissions the same business day for files received before 2pm, and by 10am the following business day for later submissions. Substantive coordination work begins once the file is complete, including required documents and CDA. Actual response times depend on file completeness and queue volume.
Why does broker-owned matter?
Most TCs are unlicensed contractors. Aari is owned and operated by a Florida-licensed real estate broker, which means files submitted at least 48 hours before scheduled close receive broker-led compliance review for completeness against standard Florida brokerage documentation, including RESPA, addenda, escrow trail, and standard disclosures. This review is administrative document review, not legal advice, and does not replace your sponsoring brokerage's own compliance obligations.
Do you handle both sides?
Yes. Both sides is its own service, billed at $599 instead of $399. You get separate file tabs for each side, separate disclosures, and joint scheduling so neither side waits on the other. Same broker review on both.
How does this work with my brokerage?
Easy. You stay agent of record under your brokerage. We work as an outside vendor on your file. Your broker's compliance folder stays clean because we deliver a complete audit folder to your brokerage drive the day the deal closes. Your broker never has to chase you for missing docs.
Will my client interact with you?
Only if you want them to. We communicate primarily with you, title, and lender. Whether your client hears from us is your call per file. Some agents want us looped in on calls. Some keep it strictly agent only. Either way, RESPA clean.
