Privacy Policy.

This Privacy Policy explains what information Aari Transactions LLC collects, how we use it, and how we protect it. It applies to anyone who visits aaritransactions.com, submits a file, signs up for a membership, or otherwise interacts with our service.

We don't sell personal information. We don't share it for advertising. We collect what we need to do the work, and we hold it only as long as Florida real estate recordkeeping rules require.

1. Who we are

Aari Transactions LLC is a Florida-based transaction coordination service for licensed real estate agents and brokers. We operate under the direction of Marlenyi Paredes, a licensed Florida Real Estate Broker (License BK3530153). When this policy says “we,” “us,” or “Aari,” we mean Aari Transactions LLC.

2. Information we collect

From agents who submit files

• Name, email, phone, brokerage affiliation, and license number
• Executed contracts, addenda, and related transaction documents
• Buyer or seller contact information you provide
• Property address, MLS number, and transaction details
• Lender, title, escrow, and HOA contact information

From clients in your file

• Names and contact information as provided by the agent
• Property and transaction details necessary to coordinate closing

From site visitors

• IP address, browser type, and basic device info via standard server logs
• Form submissions including contact and intake form data
• Cookies (see Section 9)

From paying customers

• Payment processing is handled by Stripe. We do not store full credit card numbers on our servers.
• Stripe collects and processes billing information under its own privacy policy at stripe.com/privacy.

3. How we use information

• Service delivery. To coordinate your transaction with lender, title, HOA, brokerages, and other parties.
• Compliance and audit. To meet Florida brokerage compliance standards and DBPR / FREC recordkeeping rules.
• Communications. To send file status updates, deadline reminders, billing notices, and service notifications.
• Service improvement. To analyze how the site and service are used so we can improve them.
• Legal obligations. To respond to court orders, regulatory inquiries, or other legal requirements.

4. How we share information

We share information only when it's required to do the work or when the law requires it.

• Brokerages. Your broker, your client's broker, and their respective compliance departments receive the documents needed to complete the transaction.
• Service providers. Closing agents, title companies, lenders, HOAs, escrow agents, and similar third parties involved in your transaction.
• Technology vendors. Stripe (payments), email and document delivery services, hosting providers, and similar operational tools that help us deliver the service.
• Legal compliance. Government agencies, courts, or regulators when required by law.

We do not sell personal information. We do not share it with advertisers or for marketing purposes outside of our own communications.

5. How we protect information

We use commercially reasonable security measures including encrypted file storage, password-protected access to client files, role-based permissions for our TC team, and secure third-party tools (Stripe for payments, encrypted email for sensitive correspondence). No system is perfectly secure, but we treat your file the way we treat our own broker files.

In the event of a confirmed data breach affecting personal information of Florida residents, we will provide notification consistent with Florida Statute § 501.171 (Florida Information Protection Act), including direct notification to affected individuals within thirty days and, where applicable, notice to the Florida Department of Legal Affairs.

6. How long we keep information

Florida real estate brokerage rules require retention of transaction-related records for at least five years from the conclusion of the transaction or last associated trust account activity, consistent with Florida Statutes Chapter 475 and Florida Administrative Code Rule 61J2-14.012. We follow that standard for all file records, member account records, and related correspondence. After that period:

• Closed file records are securely archived or deleted
• Member account records are retained while the membership is active and for up to five years after cancellation
• Marketing email lists are retained until you opt out

7. Your rights

You can:

• Access the information we hold about you
• Correct inaccuracies in your records
• Delete your account or information, subject to the retention requirements in Section 6
• Opt out of marketing emails at any time using the unsubscribe link in any email

8. Cookies and tracking

We use a small number of cookies to keep the site working, remember your intake form progress, and understand basic site analytics. We don't use cookies for cross-site advertising or third-party data brokers.

You can disable cookies in your browser settings. Some site features (like the resume-intake banner) won't work without them.

9. Children's privacy

Our service is not directed to children under 18. We do not knowingly collect personal information from minors. If you believe we've collected information from a minor, contact us and we'll delete it.

10. Updates to this policy

We may update this policy from time to time. When we make material changes, we'll update the “Last updated” date at the top of this page and, where appropriate, notify active members by email. Continued use of the service after an update means you accept the revised policy.
