These Terms of Service govern your use of aaritransactions.com and the services offered by Aari Transactions LLC. By accessing the site, submitting a file, signing up for a membership, or otherwise engaging with our service, you agree to these terms.
The Aari Transactions Service Agreement (current version v4.7, effective May 26, 2026) governs each individual file we coordinate. These Terms govern the broader relationship. Both apply.
Aari Transactions LLC is a Florida-based transaction coordination service for licensed real estate agents and brokers. We operate under the direction of Marlenyi Paredes, a licensed Florida Real Estate Broker (License BK3530153). References to “we,” “us,” or “Aari” mean Aari Transactions LLC.

By using our service, you represent that you meet these criteria.
We coordinate real estate transactions. This includes contract review, deadline tracking, party coordination (lender, title, HOA, escrow), document organization, and compliance review under the supervision of a licensed Florida broker.
We are not your broker. Transaction coordination services do not constitute brokerage representation. Your broker, your sponsoring brokerage, and the parties to your transaction retain their own responsibilities and obligations.
We do not provide legal advice. Our compliance review focuses on document completeness and adherence to standard Florida brokerage standards. It is not a substitute for legal counsel.
TC fees are billed at closing through the title settlement Disbursement Authorization. Commission Disbursement Authorization (CDA) is required at intake. If a file does not close, no TC fee is due. See the Service Agreement for full terms.
Listing Coordinator, Offer Prep, Listing Docs, MLS Setup, and File Organization are paid upfront through Stripe at the time of order. Upfront services are non-refundable once work commences, subject to a 24-hour written cancellation right. “Work commences” means the earlier of (i) Aari first edits or drafts a document on your behalf, or (ii) Aari sends a substantive external communication (title, lender, HOA, buyer’s agent) in connection with your file. Internal intake review and automated acknowledgments do not count. Cancellation requests must be sent in writing to hello@aaritransactions.com within 24 hours of payment. Memberships are billed monthly or annually depending on the plan you select. You may cancel at any time. Annual memberships are billed in full at signup. Annual memberships are non-refundable. You may cancel auto-renewal at any time; membership benefits continue through the end of the paid 12-month term.
A flat $25 late fee applies to any invoice past due, across memberships, add-ons, and transaction coordination fees. The late fee is one-time per overdue invoice, not a daily charge.
Memberships are subject to an “Aari-Engaged File” rule. If Aari performs pre-contract work on a file at your direction (offer preparation, listing preparation, MLS setup, or pre-execution coordination), that file is exclusive to Aari for transaction coordination through close. Files you write yourself, walk-in offers, lot deals, brokerage-mandated handling, and confidentiality cases are entirely yours to manage. Full details are in your Service Agreement.
Aari-Engaged File exclusivity applies only to the specific file on which Aari has performed pre-contract work at your direction. This clause does not restrict your right to engage other transaction coordinators on unrelated files, to terminate membership at any time on a prospective basis, or to retain any other broker, brokerage, or service provider for your overall practice. Exclusivity terminates automatically when the file closes, fails, or is withdrawn from active coordination.
(a) TC File Discount. The $30 (Starter) or $50 (Producer) discount on TC files is applied as a reduction to the TC fee at closing, reflected on the CDA and final settlement statement.
(b) Service Credits. Service credits are redeemed at Stripe checkout via a unique discount code provided to members at enrollment. Members may use up to the available monthly credit balance per checkout. Credits do not have cash value and are not transferable. If a member purchases an eligible service before credits are applied, Aari will adjust the next bill or apply a refund equal to the unredeemed credit amount, at Aari’s discretion.
(c) Activity Bonus. Bonus credits are awarded within 5 business days of TC file closing and follow the same monthly expiration rule (no rollover).
(d) Eligible Services for Credits. Credits apply to Offer Prep Basic, Listing Docs Only, MLS Setup Only, and File Organization. Credits do not apply to TC files themselves (the membership provides the discount, not free coordination), Listing Coordinator, or memberships.
If Aari believes its coordination work has materially contributed to a transaction harm (missed deadline, document error, miscommunication), Aari will:
The 48-hour acknowledgment obligation does not constitute admission of liability or waiver of the liability limitations in the Service Agreement.

All content on aaritransactions.com, including text, graphics, design, logos, and templates, is the property of Aari Transactions LLC and protected by applicable intellectual property laws. You may not reproduce, distribute, or use our content without written permission, except as required to use our service for its intended purpose.
We treat your files, your clients' information, and the terms of your transactions as confidential. We share information only as required to complete the transaction (with brokerages, title, lender, HOA, etc.) or as required by law. See our Privacy Policy for details.
You agree not to disclose any confidential Aari materials (templates, internal processes, proprietary checklists) to third parties without our written permission.
The service is provided “as is” and “as available.” We make no warranties, express or implied, regarding:
Aari maintains commercial Errors and Omissions liability insurance covering its transaction coordination services. A current certificate of insurance is available on written request.
To the maximum extent permitted by Florida law, Aari Transactions LLC's total liability arising from or related to your use of our service is limited to the fees you paid us in the twelve months preceding the claim. We are not liable for indirect, incidental, consequential, special, or punitive damages, including lost commission, lost business, or lost reputation.
This limitation applies to direct liability of Aari Transactions LLC. It does not modify, reduce, or supersede coverage available under our Errors and Omissions policy, which is administered by the carrier under its own terms.
You agree to indemnify and hold harmless Aari Transactions LLC, its broker-owner, and its team from any claims, damages, or expenses arising from:
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Any dispute arising from or related to these Terms or our service will be resolved in the state or federal courts located in Lee County, Florida. You consent to the personal jurisdiction of those courts.
Before initiating formal legal action, both parties agree to attempt good-faith resolution through direct communication for at least 30 days.
We may suspend or terminate your access to the service at any time, with or without notice, if you violate these Terms, the Service Agreement, applicable law, or Florida real estate regulations. You may stop using the service at any time. Termination does not relieve either party of obligations incurred before termination (paid fees, work in progress, retention of records).
We may update these Terms from time to time. Material changes will be noted by updating the “Last updated” date at the top of this page. Continued use of the service after an update means you accept the revised Terms.
If any provision of these Terms is held invalid or unenforceable by a court of competent jurisdiction, the remaining provisions will continue in full force and effect. The invalid provision will be modified to the minimum extent necessary to make it enforceable while preserving the original intent.
These Terms, together with the Aari Transactions Service Agreement (current version v4.7, effective May 26, 2026) governing each individual file engagement, constitute the entire agreement between you and Aari Transactions LLC, superseding any prior agreement, representation, or understanding, whether oral or written. Modifications must be in writing and signed by both parties.
Controlling document. In the event of any conflict or inconsistency between these Terms of Service and the Aari Transactions Service Agreement, the Service Agreement controls with respect to file-specific obligations, fees, liability limits, exclusivity, indemnification, and dispute resolution. These Terms control with respect to general use of aaritransactions.com and the overall relationship between you and Aari Transactions LLC.
